7 Words That Do the Negotiating For You

Let me tell you a story…

One of my students was sitting in the front row at our last SCALE event. At the time, he was working a deal and waiting to hear back from his cash buyers. Standard stuff. But as you know, no matter how many times you fire off an opportunity to your list, the waiting game is like sitting on pins and needles.

To his dismay, only one buyer responded with interest. And the number was lackluster. A punch in the gut for him, because it wasn’t what he was expecting — and there were no competing offers to drive the price up.

Naturally, he thought he’d have to bite the bullet and take the only offer he had… boy was he wrong.

No one else will tell you this, but it’s the truth: You only need one offer to get your number. Even if it’s a total lowball offer, there’s a way to get it up. This student didn’t know it yet, but he was in the perfect position to turn that little offer into a mega offer.

I showed him a trick that works like a charm for me and has since helped many of my students, too. I’m not gonna say it always works. But more often than not, it gets your cash buyers to sweeten the deal — without any back and forth. 

I grabbed my student’s phone, tapped away for a second, and hit send on a text to his cashbuyer. He was sweating buckets for the next 2 hours and 31 minutes, convinced I’d just torpedoed his one and only offer. 

By now, you know this story ends well. But I bet you can’t imagine how well. When the buyer texted back, he’d upped his offer by $10,000. Yes, $10K — just like that. Even I was a little surprised at the size of the increase.

I didn’t work any magic nor cast any spells. All I did was text these 7 words to his buyer:

“Is that your highest and best offer?”

You can call it a negotiation tactic, if you’d like. But all it is asking the question. And the worse they can do is stand pat.

Those 7 words did the trick. And they’re proof that you can amplify your offers — and get your number — without having to negotiate.

Moral of the Story: Little Things Make a Big Difference

If you’ve been following me for anytime now, you know I’m obsessed with “The Compound Effect” by Darren Hardy. What jumps out at me is his idea of success coming from a bunch of little things that might seem insignificant at the time, but when put together, they make a massive difference.

As Darren says in the book, “It’s not big choices, but the ones you think don’t matter — or count for much — that derail us. You don’t consciously think about it, but these small decisions can really change things.”

Do me a favor and think back to that text I sent on my student’s behalf.

Imagine if the same thing happened on every deal from here on out. Even if he were only closing 1 deal a month, that’s an extra $120,000 in his pocket each year. A 6-figure bonus just by sending a few harmless texts.
